How Do You Handle Cost Uncertainty in Industrial Renovation Projects?

I’ve been looking into an industrial renovation project lately, and one thing that’s really been bothering me is how unpredictable the costs can get. Unlike new builds, renovations come with hidden issues, outdated systems, structural surprises, and compliance upgrades that aren’t always clear in the beginning.
Even with decent planning, it feels like there’s always something that pops up midway and affects the overall budget. I’ve seen cases where initial estimates looked solid, but once the work started, costs started creeping up due to things that weren’t visible earlier.
I’ve been thinking about using comprehensive industrial estimating services just to get a clearer picture before finalizing anything, but I'm not sure if it’s always worth it or if there are better ways to manage this risk.
How do you guys deal with this? Do you build in large contingencies, or is there a more reliable approach to keeping things under control from the start?
